Update on the card-access

After a heated brainstorming session to discuss the pros and the cons of installing the cards -access, the committee unanimously agreed to go ahead with the installation. As for the appointment of the company to carry out the job, the committee made the decision to leave it to the management to make the decision. I think this is a wise decision for the simple reason that the committee simply do not have the time and expertise to monitor and appoint the company to do it. If we were to appoint the companay, our responsibility would be very much heavier. We have to carry out an open tender and it does not stop here. We have to make sure the system works or else the management would put the blame on us. Since our properties are still managed by them, I think it's best to define our roles clearly. Our job is to propose and theirs is to implement . The management would be arranging a dialogue session between the company appointed and the committee soon. I would brief you all on the outcome of the dialogue session .

These are pictures of the card access system that have been installed at Plaza Prima. I guess that if our proposal for the system is approved by the management , we shall be using the same system as shown in the pictures. The management has forwarded me a copy of the quoatation. The total cost for the card access system, cctv ( 19 cameras ) , glass panel ( tempered glass ground floor ( both sides ) and level 2) and the iron grill for the stair cases is about RM 200,000 which is well within our means. For your info, our sinking fund stands about RM 1 000,000 for now. We shall discuss the quoatation in our coming committee meeting. If the committee unanimously agreed with the quotation submitted, I shall then inform the management. The final decision still lies with the management for the simple reason that they are the paymaster.

Measures taken to control the walk-in visitors and the residents.

I like what I saw at the guardhouse. There would be only one exit and entry point for the residents and the visitors now. It is a little narrow and there may a little congestion at dinner time but we should be able to bear with this little inconvenience. There are bound to be some grouses from the residents but then, our priority is the security of Prima. It may take the residents awhile to adapt to the new procedure. The guards will definitely be able to control the walk-in visitors better through one entry and exit point . I saw that a table ( should get a better quality one ) has been placed at the guardhouse for registration purposes. Hopefully, this will be a permanent feature.
The management has considered some of the recommendations made by the R.A. This is what I called a win win situation for both parties. Should we have taken a confrontation stand, there would be a lose lose situation. The point that I would like to make is that the management is listening to us. For some other condos, the R.A. would have been just brushed aside. This is the first step towards the enhancement of the security. When the card access system is in place, we would definitely be able to sleep better. I am still waitng for the quotation from the management. Any comments out there regarding the change at the guardhouse? Any constructive comments are welcome.
