BREACH OF SECURITY AT PRIMA









The broken doors which I highligted in my previous blog have not been repaired. I presumed that the committee members are aware of the problems because I had brought the issue to the attention of some of the committee members and the management but they chose to ignore it. They may think that this breach of security is a a trivial issue. No action was taken to activate ( lock back ) the glass doors at Leval -3. Maybe the management and the committee members are not aware that potential burglars are able to access level-3 by entering the broken doors at the above pictures shown. These doors are also located nearest to the guardhouse. I am dismayed that there is no sense of urgency on the part of the mangement to resolve the issue.


The latest story which I heard was that the previous owner of the sundry shop at level-3 pestered the management to open up the glass doors at level-3 to enable him to sell his business to the current owner. The current owner thinks that with the open glass doors , it will be more convenient for the residents to go to his shop and his business will improve. If I am not mistaken, I saw such a notice being put up by the current owner on the notice board using this as a selling point. I also remembered that when I questioned Mr Gary about the glass doors, I was told that the previous sundry shop owner pestered him to do so. If the story is true, I guess the management is rather weak in making decisions. He has got his priority wrong. Whose interest is he looking after? The residents or the sundry shop.



I do not know the status of the present security company. Has anyone heard anything about security? Please comment if you do so. I have pointed out the problems that we may face if the JMC decides to replace the security company due to cost contraints. So far, there is no indication that the security company will be replaced. I did not speak to any of the guards because I do not want the JMC to perceive my action as an interference although I have the right to do so an owner. Hopefully, the present guards remain although they are not perfect. Anyway, there is not much we can do, the decision lies with the JMC.

Security services


One day , I was at Plaza Prima and I noticed that the UOA guards had been replaced with those guards in the white uniforms. I also noticed that the company that provides the services were at one one time providing security services to Genting Court. I also remembered that their services were terminated by the Genting management due to unsatisfactory services. Since Plaza Prima and Prima Setapak are under the same management, I would not be surprised if the same security company will be appointed to take over the security services at Prima. I feel that it would be suicidal to do so. This particular security company will bring about endless problems to Prima. Most of the guards who are employed are dropouts who cannot find better jobs. They will not stay for long because the salaries paid are low. Their guards sleep while on duty. Their guards misbehave. They are incapable of enforcing the rules at Prima. The company concerned does not have the license to run security services. They pay 10% kickback to lease the license from the main company. The only reason why the company is engaged is because their cost is low. As I have said when you pay peanuts, you will get monkeys.

I took the initiative to call one of the committee member whose phone number is displayed on the notice board just to share my views with him since he is an influential member in the committee. To my surprise, he refused to take my call . He still had a grudge against me for the implementation of the card access. The only reason why their phone numbers being put up on the boards are to enable the residents to call them to offer their views or to lodge any complaints. I am a resident here so I have the right to make the call. If they do not wish to be disturbed, their numbers should be deleted should they think that is the better way of serving the residents of Prima. He should be matured enough to look at things with an open mind. I called with good intention. He may think I still harbour the ambition of making a comeback. To me, the past is history now. I am like everyone else wants Prima to be a well managed condo. We should put our differences behind and look to the future. How long do they want to keep the issue on the card access alive????? If I want to take a confrontation stand , I would have come out with all kinds of notices. I have the time and energy to do it but I feel that nobody will gain anything. Prima would only suffer. I am not here to find fault with them. They have been legally appointed and entrusted by the owners to serve Prima voluntarily.

Before Reliance Touch Sdn Bhd and the JMC make the decision to replace the current security company, they should carry out a proper evaluation of the existing security company. The committee members should go down to the ground and observe how they perform their duty. Make a comparison with the security services provided at Plaza Prima. Selecting a good security company is a big headache for any condos. Cost is not the main criteria for choosing the right security companay.

The Nepalnese guards at Prima may not be able communicate well but at least they are more dedicated to their jobs because that is only reason why they are here. They have no where else to go. Another advantage of retaining the guards is that these Nepal guards are already familiar with the security house rules at Prima. They are aslo familiar with the residents here. New guards need to start all over again. Furthermore, they have already acquired a little of the working culture from the UOA guards. You will not catch them sleeping while on duty. Their cost may be a few thousands higher but then we cannot afford to comprise on security. We cannot simply cut cost at the expense of quality or else the services shall deteriorate at Prima. With a revenue of about RM 90 000 a month, I am sure we can afford to retain the present guards unless the JMC decides to change due to some other reasons.

As it is, with the broken doors at the car park and the glass doors at level 3 being deactivated, our security has already being comprised. The JMC is able to accept it but I don't. Anyway , it is beyond my control now. The JMC calls the shot. My task now is to offer my views when things are not right. I am just exercising my right as an owner. I am not looking for anyone' s fault.
