First committe meeting under the new chairman
After a quiet long spell, my blog begins to be active again. I am getting more comments now . Some comments are against me and some are defending me. Whatever it is, I shall continue to write. I would not delete any negative comments as some people claimed. But, when we pass any comments , we need to discipline ourselves. Please do not use any provocative words. Your comments need to be constructive. I don't really know how many of the residents at Prima visit my blog. I guess, there are only a handful of them.
As the ex-chairman holding the number two post in the association is not a pleasant job. Whatever issues that I write about will be interpreted differently by different people. In my previous blogs, some commentators interpreted my views as trying to undermine the work of the new chairman. I have no such intention at all but I still reserve the right to comment if things are not right. I would not go round smearing someone's reputation as was done by some people in the past. Before you criticize, making accusations and making allegations, you need to know the details and facts. You need to talk to the right people, people who are directly involved with the project. We chinese, like to say " sek loi, kang hai sek loi ". You can't just make assumptions that someone benefitted from the the whole project when somebody came out with a quotation which is Rm 150 000 lower. At the meeting with UOA, a lawyer, a M and E manager ( engineer ) , an executive and two big time businessmen were there listening to the security expert explaining the cost incurred for every item in the security system. Can they be fooled into buying UOA story? Yes, the same system can be done for RM 100 000 but how long will it last? If someone can get a quotation based on the same brand and specifications set by UOA but at a lower cost by RM 150 000, I shall leave the committee with immediate effect.
The first committee meeting went on smoothly. The chairman told the committee that the secretary resigned because her job does not allow her to serve the association well . She has to be away on weekdays. Many issues were raised. Some of the issues raised pertained to the cost of the cards, rental for the hall , dirty water and access road to the car park. The rental for the hall is too high. One of the committee suggested that they should revert to the old rate. I strongly support his suggestion. The common facility belongs to all the residents. Therefore the residents should be allowed to use it at a minimal rate. The management should be seen as residents friendly. Right now , I think that they are not. Someone questioned why an owner was allowed to buy more than 100 car parks? One committee member from Block C commented that thay must seek an explanation from UOA why the card access system has been over quoted by more that RM 100 000. I really welcomed his suggestion. I guess this is the big pile of shit that I left behind for the chairman to clean up as someone commented in my previous blog. Since the chairman managed to get a quotation which is more than RM 100 ooo lower, I guess it is fair that he should seek an explanation from UOA in order to pacify the disgruntled owners.
I told the committee that we should push the developer to convene the first meeting to set up the Joint Management Body which is equivalent to a Management Corporation. The only difference is that we do not have the strata titles but we have the authority to decide what we want for Prima. I also told the committee to request the developer to apply for the migration of the bulk meter to the individual meter. We shall be paying 58 sen per cubic meter of water instead of RM 1.38 per cubic meter if the developer succeeds in applying for the migration. During the meeting, many sub committes were set up to take charge of a few activities like sports, welfare, education, infrastructure and others. I have promised the members that I shall contribute by expressing my views and I shall always do.
