Break-ins

I checked with the security on the latest information on break-ins. I was told that that there were no cases of break-ins being reported for the past two months. This is good news indeed. At this time of the year last year when the tenants were away for their holidays, many cases of break-ins occured. When the tenants are away, the place is rather quiet and this is the time when the burglars will strike.

Surprisingly at this time of the year, no cases of break-ins being reported so far. I don't really know whether the measure taken at the guardhouse ( one passageway being used for walk-in visitors and residents ) has something to do with it. I guess, it surely does. Although no stringent check has being carried out, it does serve as a deterrent. Would be burglars would have a second thought before they make a decision to walk through the narrow passageway. They have to weigh the risk taken. You see, how one simple proposal from the R.A. can help to enhance the security at Prima.

We have no reason to be complacent yet. There is no reason to think that break-ins would not occur again. The procedure at the guardhouse is only a preventive measure. We still need to be vigilant. Call the guards if you come across any suspicious character. We just don't know when these burglars would strike again.

The card access

The committee had a dialogue session with the card access company recommended by the management. The committe members turned up in full force to find out more about the system. The equipments that the recommended company would use are supplied by Borch which we think is an established brand. Many questions were put forward by the committe members and I think the explanations given by rep of the company were very clear and thorough. Many details were presented but I would like to highlight only the common ones.

It would be just like the touch and go card but it also comes with buttons. Each card is given a pin and when the situation warranted, you need to touch and press the buttons as well using the pin given before the door would open. . It is quite flexible. The system can be set according to the security need and situation at Prima. Another feature is that you need to touch in and out , meaning that if you do not touch the reader when you go out, you would not be able to come in. The card can also be barred for those residents who misuse the card. CCTV would also be installed at the points where all the readers are located. It would be monitored by the security personnels. For the system to work more effectively, the residents themselves play a very important role. They must see that the doors are shut after leaving or going into the lift lobbies. The most important rule that they must practise at all times is that they must not allow and I repeat they must not allow people without cards to tailgate them into the lift lobbies.

The management has agreed in principle to install the system. They are in in the process of sourcing a few more quoations in order to get the best price. Once the system is installed, the committee would have to discuss with the management matters pertaining to implementation. What are the procedures to be used? How many cards would be issued to the tenants? One thing good about the system is that we can limit the number of tenants per unit. Right now, we really don't know how many tenants there are staying in a unit. Some owners had created partitions to maximise their investments . The number of cards to be issued to the tenants will be based on the number of rooms in the original plan of the house. For example we may issue only two cards for each room. For the tenants, we may have to charge a deposit for the card because they are not permanent residents here.

Good news for the table tennis lovers. The table tennis table had finally been deliverd. It is in the hall now. Just imagine, it took the management about four months to make a decision on the table tennis table. I really don't know how long it will take the management to make a decision and to start work on the the card access system. I have told them that this card access system is urgent and they should do something to speed up the process.
