Anything new?

Blogging is very popular nowadays, even our ex-prime minister has his own blog now. Time really flies. I only realized that I have been blogging for the past two years. I wish to maintain this blog for the next ten years with the blessing from the Almighty. It's May now and I am inspired to post something again. I have to post something every month just to keep my blog alive. I just do not know how many of the residents are still visiting my blog to get a little info on Prima as I am no longer the decision maker for Prima. But, I still keep my ears and eyes open in order to present my views in my blog.

Prima is still a very quiet place with no major events happening. The residents have not been updated on the formation of JMB. I guess by now the handover should have been finalised. Maybe, the new committee wishes to keep things under O.S.A. or maybe they want to give the residents a big surprise when the time comes. They may want to throw a party to make an official announcement. This is not in line with what they preached during the election that is to be transparent and to be accountable.

I met one of the security guards one day. He asked me whether there would be a change of management company because he heard that the JMB has started to seek quotations for a new management company. This is something new. I am not against any changes. I feel that any new company appointed must be able to bring values to our properties. Right now, I don't see that is happening at Prima. There must be an open tender. Any committee member who has an interest in the company must declare it to avoid any conflict of interests from occuring. The JMB must set a stringent criteria for choosing the right company. Many management companies are too profit orientated. To me, the most important person in the management is the property manager appointed because he is the one to carry out all the tasks at Prima. If he is not efficient, Prima will remain the same for the next ten years.

How I wish the JMB can start a forum for Prima. A forum will be able to give the JMB a lot of feedback which enable it to look into complaints, proposals and suggestions submitted by the residents. Prima is not a difficult place to manage as we do not have any financial contraints like what other condos are facing. More than 90% of the owners pay their maintenance fees. What we need is the sincere co-operation between the JMB and the newly appointed management company to work together to bring further improvements to Prima. The appointed management company must be sincere and committed to manage our properties. As for me , I want nothing better than for Prima to be a 5 star condo. But, with dirty lift lobbies, dirty lift doors, dirty walls at the lift lobbies, dirty car park, dirty perimeter wall with the words 'massage available' , mediocre security services and hardly any landscaping, 5 star is just a dream. Sometimes , I just wonder what the property manager is doing. To them, I guess these are all trivial problems. They just don't pay attention to the details. They are not aware that these are the things that people see when they walk into a condo. These are the things that reflect the standard of maintenance. You just into walk into a condo at Mount Kiara, you will not see all these defects. It's not the amount of maintenance fees that they pay, it's the expectations that the property manager set for the condo that he manages. We at Prima should require any appointed management company to use the condos at Mount Kiara as the benchmark to manage our properties. We deserve it because we pay for the services. 5 star may not be able to achieve but I think 3 star will do.
