Dialogue session with YB Yew Teong Look, M.P. for Wangsa Maju.

The YB's objective of having this dialogue session is to find out the problems that the residents are facing around this area. I brought up three issues which affect the residents of Prima. One, the tables and the chairs put up by the restaurant owners are causing a traffic congestion around this area.. He told us that he will try to initiate a dialogue session with the restaurant owners to find a solution to the problem. He symphatizes with the residents but at the same time, he does not want to destroy the livelihood of the stalls owners.

Two, the smell from the treatment plant has become unbearable to the residents of Prima and Genting Court. He said that he would initiate a signature campaign and lodge a complaint with Indah Water. He told us that the location of the plant should not have been approved by the authority. The permanent solution is to connect the sewerage system to the central system.

The third issue that I brought up is the Strata- Titles for Prima. I stress to him that the Strata-Titles is our number one priority. Without the titles, our link with the developer will never be severed. We are forever at their mercy. I have written a letter to Kumpulan Sejahtera Sdn Bhd to seek an explanation over the delay in submission of the application for the titles to the Land and Mines Department. I c.c. a copy to YB for his attention. The Y.B told us that he would try to find out from U.O.A. what is holding up the application. He also told me that he knows one of the Kongs ( a director of U.O.A. ) at U.O.A.

Condition of the gymnasium

I wrote a letter to the management to complain about the deplorable condition of the gymn and to make a request for two table tennis tables sometime ago but I didn't get any respond at all until today. In my tele conversation with UOA's newly appointed property manager, I highlighted the matter to her. I was told to refax the letter to her which I did without any delay.

If you care to visit the gymn, you would find that the only equipments which are still working are the two treadmills and the multi-trainer. Very soon the treadmills would also break down due to heavy usage. These are the only equipements that serve the residents from 750 units of condo at Prima Setapak. Every morning, I can see many senior citizens waiting patiently to carry out their cardio-activities. I really symphatize with them. How pathetic our situation is.
I don't understand why it is so difficult to make a decision for Prima. Lack of fund is definitely not the factor. All they have to do is to utilize a small portion of the sinking fund. The two table tennis tables which we requested cost only about RM 1000 and five heavy duty training bikes may cost only about RM 10 000. But, our sinking fund stands at about RM 800 000. What went wrong? It must be the decision makers. It seems nobody wishes to commit himself to make a decision for Prima. At this point of time, how I wish our Management Corporation has already been established to enable us to make a decision for our own properties with our own money. We call Prima our homes but for others it is just a business venture.
I am still waiting patiently for the miracle to happen.

Upgrading job

The management is carrying out its first upgrading job for Prima. Actually, we didn't propose to them to repave the road. The management did it on its own iniatiative. I think , this is commendable on the part of the management. It shows that our management is pro-active which is lacking in most of the existing property management companies.

The upgrading job also indicated that our financial position is strong. No developers will come out with their own fund to do anything for the properties that they have sold. It has to be the management fund or the sinking fund which are contributed by us. If the fund is insufficient, services would definitely deteriorate. You would notice the effects. Number of guards will be reduced and repair jobs are not carried out. We are fortunate that we are not in that position. In these regards, on behalf of the R.A. I wish to thank all the owners for fullfilling their obligation to pay the maitenance fees. For your information, the collection of maintenance fees for Prima exceeds 90%. People would pay up if there is proper maintenance.

Hopefully, Prima would remain in its existing state for a long time to come.

An encounter with the alien

I am a regular visitor to the gymn. One evening, I noticed that a man whom I suspected to be an outsider was using the treadmill. This guy used to swim in our pool too. I usually get annoyed if I come across outsiders who assume that our facilities are public properties. So, the next sensible thing that I usually did was to tell the guard on duty to check his identity. The guard on duty happened to be a Nepalnese. I just told him to ask the man to produce his resident pass. That's what the resident pass is for, to identify whether you are a resident or a tresspasser. The shocking thing was that he could not comprehend what I wanted him to do. How on earth is he going to enforce the rules here if he cannot communicate with the residents. What are we paying him for? I shall bring this matter up with the management in our committee-management meeting soon.

Update on CCTV

We had a very fruitful discussion with Mr Kelvin ( CCTV man from UOA ). He brieved us on the pros and cons of having the system. He also told us about the the kind of equipments required for the system and the cost incurred. The cost incurred is very high. It could be in the region of RM5oo,ooo which is only a medium end system of which most of the equipments are from Korea. We could also opt for the low-end system where the cost is in the region of RM 300,000 which is within our means. But, most of these equipments are made in China. Mr Kelvin told us that if we opt for the low end system, we could be bogged down by a high maintenance cost because these equipments would not last. This is a huge project as it covers all the corridors. None of the condos in K.L. has such a system yet for the moment. We need to install at least 150 cameras . We shall need about 12 monitors. There will be 16 frames of images per monitor.We need to hire a few more security guards just to monitor the cctv 24hrs a day! A few more security guards would incur an extra expenditure of RM10 to RM 20.ooo per month.

The extra cost may result in a shortfall in the management fund. The management company may need to increase the maintenance fees again to cover the shorfall. This is something that the R.A. would try to avoid at all cost. The R.A. doesn't wish to burden the residents at the time when the cost of living is going up. According to Kelvin, we are left with only two options. One, cancell the whole idea and two, do it on a much smaller scale.On a smaller scale means the cameras would cover only the lifts, point of entries at the staircases, lift lobbies on the grd floors , the 2nd flrs and the area around the guardhouse. No extra expenditure would be incurred because the existing guards are able to handle the job. I shall hold a committee meeting to discuss the matter before we come to any decision.
