Notice on the 1st MEETING OF THE JOINT MANAGEMENT BODY

My dream of the day when we are able to manage our own properties has come true. I received a letter from Kumpulan Sejahtera Sdn Bhd by hand informing me to attend a meeting at our Multi- Purpose Hall on the 27th February 2008 at 5.30 p.m. All purchasers will receive their letters too. The agenda for the meeting is clearly stipulated in the letter. The first agenda is to elect the office bearers of the committee. When this is done, I think the committee will officially take over the management of Prima Setapak Condo. They have to be responsible for all the services rendered at Prima. Whether Prima Setapak will continue to shine or not will largely depend on how hard the committee members work. The responsibility of the the committee members is very heavy. They cannot just be there to make up the numbers. They can also be sued for matters pertaining to the management.

Certain conditions have been imposed before you can vote or attend the meeting . You must not not have any outstandings with the management. For joint purchasers, you can appoint one among yourselves to be the proxy to attend the meeting. A proxy form is provided for this purpose. To be in the committee, you need to be nominated too. A nomination form is also provided. All these forms have to be submitted to the developer by 5.00 p.m. on 25th Feb 2008.
Proxies who are not purchasers cannot be nominated to join the committee.

I am really looking forward to the day when the JMB is set up. I am also worried about the meeting. It will take only a few purchasers to stir up trouble to cause the meeting to be declared null and void. The road is still a long and winding one for us. There are still a lot things that we have to do before we can take over completely. Whether the new committee can turn Prima into a better place , nobody will know. But, I believe if we are sincere and are willing to work together, we can succeed. As I had said in my previous blog, it's better for we, ourselves to manage our own properties simply because outsiders have only one thing in mind that is their profit margin.

The formation of the Joint Management Body

Our developer has come out with a notice on the formation of this Joint Management Body ( JMB ). I was told by the management that Kumpulan Sejahtera Sdn Bhd is inviting a lawyer to brief the purchasers on the above matter before they call for the first official meeting which is tentatively set on the 27th Feb 2008. I wonder who is paying for the lawyer's fee which may come to thousands. The management or the developer? If it's the management, then it is our money. I will not be surprise if they charge it to the management because we have no control over on how our money is spent.

This is the reason why all the purchasers must attend this very important briefing. The owners need to know who is in charge when the JMB is set up. If we understand why there is a need to set up the JMB, it will not give rise to any disputes, controversies, allegations and misunderstanding. I am of the opinion, the earlier we set up the JMB the better it is for us all. We shall be the master of our own properties. We control the management, we control the expenditure and we set the rules with our interests in mind.
