The signature campaign

I have started carrying out the signature campaign at Block A on Saturday and Sunday. I covered about twelve floors and managed to obtain about sixty signatures. There were no problems with owners who did not agree with our proposal. As a matter of fact, I encountered only one objection. This particular owner told me politely that he did not agree with our proposal for the card access. He did not offer an explanantion for his objection and I did not pursue the matter. He has every right to disagree. Most of the owners were not at home when I knocked on the doors. I guessed, they must be on vacations.

Sometimes, I am doubtful whether we can manage to achieve the target of 400 signatures. Most of the units are occupied by tenants. I managed to get a few to sign on behalf of their landlords. I targetted those units which are occupied by females. The obvious reason is that they are more concerned with security. We really need the co-operation of the tenants. Hopefully, they are willing to get the consents from their landlords to sign. I really don't know how my other committes are doing at their Blocks.

Today is Wednesday. I had done it for the past four days and I spent about two hours going from house to house each day. I am a fitness freak and this is surely a good brisk walking exercise for me. I went to Block B last night and managed to cover the top four floors. Getting the signatures is not a problem at all but the only setback is that the owners are not at home. No hostile reaction and no hesitation to sign at all. To date, I have managed to get about 120 signatures. I checked with the office and they also have about 100 signatures. We need another 180 signatures.

Good night and have a nice day!

Update on the card access.

The committee had finally agreed to carry out a signature campaign to obtain the consents of the owners to support our proposal for the implementation of the card access system. I think getting this majority consents is a good thing for the management and the R.A. This goes to show we are transparent and accountable to the owners due to the fact that the singking fund is utilized to finance the whole project. I had also pointed out in my previous blog that the majority shall decide on the implementation. If we fail to get the majority consents, we would just have to abandon the whole project.

I had done some prelimanary work before we start to carry out the exercise. I had put up the notices on the notice boards and on every level of the building for all the blocks. I would not think that the residents would be so ignorant enough to ignore them. Getting a majority consent is difficult for us to achieve since a substantial number of units here are occupied by the tenants. We have to get about 400 signatures. Although I have mentioned that the tenants can act as proxies, they may not be too keen to do so since their movements would be restricted. To the tenants, you can rest assured that you would be given sufficient number of access cards.I am sure you want security too. Start getting the consent from your landlords to sign. Thank goodness that the personnel at the management office are willing to assist us. They can reach out to the owners who are not staying here. The owners here can also sign at the management office. We have given ourselves a month time to complete the whole exercise.

To be more transparent and accountable, the committee had also decided to organize a dialogue session with the owners on 3 December 2006, a Sunday at 11.00 a.m. Our main objective of holding this dialogue is to brief them on the technical aspect of the card access system and on other details of the implementation. We also wish to get some feedback from the owners pertaining to this implementation .

Now , the R.A. has some legwork to do. I shall be carrying out a door to door campaign this Saturday. I shall start from Block A. Other committes would be covering other blockc. I shall assist them since it's school holidays now and I have plenty of time to do so. I really don't know what is the reaction from the owners. I could be chased away.

Good night and have a nice day!

Breaking news

The still water at Prima had been broken. A break-in occured at Block A yesterday. The method of the breaking in was the same. The burglar broke the ear-lobe at the door. In my previous blog, I mentioned that there was no reason to be complacent. I was right. The burglar struck again. We just cannot predict when the burglar would strike.

I just cannot accept the fact that we pay so much for security services but yet we have have to worry about our safety. I cannot blame the owner whose house is not properly secured. He had only one lock when the house was left vacant . The security cannot use this as an excuse for the break-in. The R.A. had recommended some procedures to the security but none was adopted citing shortage of manpower as the reason. We are not asking for too much. We just want them to register the walk-in visitors and they are required to be outside the guardhouse. This will definitely serve as a deterrant. After the break-in, I saw the guards standing outside the guardhouse and started to register the tenants. Does it serve any purpose? They are hardly consistent in their work.

I see the card access and the CCTV as something more urgent now.

Goodnight and have a nice day!

Update on the card access

I really wish to look forward to the early implementation of the card access and the CCTV security system for Prima. But then I do not control the destiny here. We are are the lords without any management power. We face a little setback in dealing with the management. Initially, we were told that thay had no objection over our proposal but now we were told that they need to have the majority consent of the owners before they would carry out the implementation. I guess they just wanted to play safe and avoid any problems with owners who are not aware of this implementation. One thing for sure, we would be a little inconvenienced because we would have to carry the cards around. There would be no two ways about it. A little sacrifice would have to be made for the sake of our safety.

I think it is a blessing in disguise for the R.A. The R.A. does not represent all the owners here . Some owners may have doubts or negative views over the system. They may not like to be inconvenienced. It is naive to think that 790 owners would have the same views. So, I guess the best way to resolve the problem is to get the consent of the majority of the owners here. In whatever disagreement, we have to accept the decision of the majority. This is what democracy is all about.

Now, the R.A.'s headache is how to go about getting the consent of the owners here. Holding a meeting will be out of question because the turnout would be bad. This is the usual case. Instead of getting the owners to meet us, I guess we would have to go to them. Therefore, I think the best way is to carry out a door to door signature campaign. I had done it once. I would do it again if it is necessary. I may have to discuss this with my committee in the coming committee meeting which will be held on Tuesday. I shall brief you all on the outcome of the meeting.

Goodnight and have a nice day!

Since there were no extraordinary incidents that caught my attention, it gave me the opportunity to take a short break from writing. Some residents could be thinking that this could be the end of my blog. Well, I am back again. I would try my best to maintain this blog and to write something once or twice every month. Actually, if I have nothing to write , it is an indication that no untowards incidents are happening at Prima. The best news is that other than some acts of vandalism, there were no break-ins occuring at Prima. I just don't know when these burglars are going to strike again. Anyway, we need to be vigilant at all times. We can't afford to let our pants down. See that your door is properly secured before you go out. Call the guards if you see any suspicious character loitering around Prima. Keep the guard's tel number under speed dial. Some residents have commented that the burglars have shifted their attention to the low cost flats at Danau Kota. I am not sure because I still do not feel safe without the card access system being implemented. I shall brief you on the card access in my next blog.

The table tennis table is very popular among the residents. You have to make a booking to use the facility. The closing time has also been extended to 10.00 p.m. I shall try to make a request for another table .

Good night and have a nice day!
