An act of a thug



Something happened at Block B yesterday morning. An owner who was drunk broke the glass door at the ground floor lobby. I spoke to Mr Gary and I was told that this guy was angry bacause his car was clamped for illegal parking. He had been reminded not to do so many times but he still insisted in doing so . It seemed that he is a 'taiko" at Prima. If I was not wrong he was the same guy who broke the window panes at the guardhouse under the Dat's Management. Eventually he had to pay for the damage.

How do you deal with this kind of stubborn owner? Whatever condo that you live in, you can find a few of these owners. We cannot use a strong arm tactic to deal with them. We must take a soft approach. Issue them a letter, then followed by a legal letter asking for compensation. If it doesn't work. take them to court. Hopefully, the management will take action to instruct the stubborn owner to repair the damaged door .

By the way, I was told by the security people that the management is going to lock the glass doors at level 3 at the end of the month. I, actually told one of the committee members that it was wrong to open up the doors when most of the doors at the car park are faulty. I have to say it again. We cannot compromise on security.

The lantern festival celebration

I saw a notice on the board about the lantern festival which is going to be held this coming Saturday. I do not know who the organizers are. It is not stated in the notice. I guess, it is either the JMC or the O.A ( Owners Association ) as there was no decision to dissolve the O.A. yet. The strange thing is that I was asked to sign a cheque of RM 3000.00 to be paid out from the O.A's account. This is a total disregard for procedure . There was no meeting held to discuss the matter. Anyway , I shall sign the cheque failing which I may be accused of sabotaging their activity or giving them the opportunity to damage my reputation.

The JMC must get their priority right. They can hold a meeting to celebrate but not a meeting to brief the owners on the transition period which is long over or maybe they are afraid to face the owners. Why didn't the retired old man who tried to stop my nomination make a fuss over it? Where is the audited account up to the cut off date when it is handed over to the JMB? Where is the monthly income and expenditure account? Where is the transparency and accountability promised by the chairman?

All the broken doors have not been repaired yet. The glass doors at level 3 are not activated. Our security is at a critical level. Anybody can access all the floors easily. We are just waiting for a break-in to occur. Just watch who the unlucky one is. When it happens, I am sure they will play a blaming game or giving excuses. Outsiders are using our facilities without any hindrance because they have easy access to level 3 with the glass doors remain opened. I wonder how many of the committee members are aware of this loophole or maybe they are too ignorant to bother.

Sometimes , I wonder who is running the show here. I hardly see any of the committee members walking around the condo. I know some of them are just there for their personal interests or just to warm the seats. Some passive committee members are just short of ideas. When I say something about personal interest, this is one example. One committee member whose unit is at level 3 has converted his unit into a tution centre. You can see pupils rushing out from his unit every evening. He will be happy that the glass doors remain open because it will provide easy access to his students to his unit. Will he speak up about security?

As for the lantern festival, I will like very much to be present to find out what is going on but unfortunately I have to ' balik kampung ' to attend to some personal matter.

Inappropriate utilization of fund


I was at the lobby and a notice on the notice board caught my attention. It is hardly prominent and many residents thinking that it is not important will not take the trouble to read it . It does not look like an official notice. BUT........ after taking a closer look, it is indeed a very important notice to all the owners. The notice was definitely written by someone whose written English requires him to take more English classes. What is the notice about? The message is hardly clear. It is mentioned as a board meeting addressed to all the members. Are we all members of the board? If the JMC wants all the owners to attend the meeting, they should make it prominent. There is no letter head. The notice should read as ' NOTICE TO ALL OWNERS'. Maybe, they do not want many people to attend the meeting. Without hesitation, I sent a message to one of the committee member in the JMC requesting for clarification. I received a shocking reply. He gave me a call and I should thank him for his courteousness. He told me that he was not aware that there is such a meeting and he also told me that he was not aware of the contents in the agenda. I told him that whatever decision made should be a collective decision from the JMC. It looks like only a few favoured committee members in the JMC made the decision . Later, he called me again to inform me that it is a committee meeting. The notice was taken down briefly that very night but in the next day it was up on the notice board again. There is a little confusion here. I should perceive it as a meeting with all the owners. If it is a committee meeting, it is not necessary to put it up on the notice board. I just wish that all the owners turn up for the meeting which is scheduled to be held on Monday , 15th September at 8.00 p.m. If you have any grouses no matter how trivial it, this is the right forum for you to bring them up. You have every right to do so because you are a contributor to the management fund. I have to remind the owners that this is a rare opportunity for you to do so because the JMC does not often hold this type of meeting.




I went through the agenda. An item in the agenda caught my attention. There was a proposal to set up a " NAH TOK " in Prima. Our condo may look like the Genting Court flats and the Teratai Mewah flats where you can find many " nah toks " belonging to different groups of people celebrating many different kinds of festivals. It may also make our condo look cheap. The issue which I will like to raise is, is it appopriate to have a place of worship when there is already a big temple right at our door step. What will other communities feel about it? In the S and P, there is no provision for such a facility. Whose fund are they going to use to build the " nah tok " ? Should the JMC decide to utilize the management fund, is it justified to do? You cannot utilize the fund contributed by all different communities to build something which benefits only one community. The JMC should come to their senses. Do not bring any disputes into Prima.






The JMC should set their priorities right. The broken doors at the car park have not been repaired . Our security has already been compromised with the glass doors at Level-3 open. Don't wait for something to happen before any action is taken. The walls at the lift lobbies which are dirty require a new coat of paint. . When there is a heavy rain, water will splash into the lift lobby at the ground floor messing up the whole place. The lift lobbies at the ground floors and the guardhouse should be upgraded to reflect the standard of our condos. The equipments in the gymnasium should be properly maintained. Prima is very dark in the night. They should do something to brighten up the place especially the area around the guardhouse to make it safe for the residents to walk. The car park on the ground floor is very dark. One owner who had confronted the property manager was so furious that he wanted to bring the issue to DBKL. The JMC should improve the landscaping at Prima.These are the issues that the JMC should address in order to add value to our properties and not the "NAH TOK"


The JMC should do something that benefits all the residents. The car washing bay is a good proposal. The new entrance to the car park is a good proposal. The JMC should do something that benefits all and work towards increasing the values of our properties.

Positive changes at Prima
We are beginning to see some positive changes in the aspect of cleaniness at Prima. The swimming pool is very clean. The floor at level 3 had been cleaned with high pressure water jet. There is a mark improvement at the corridor at level 3. The road around Prima is free of cigarrete buts and pieces of paper. The workers are in neat and smart uniforms. These workers are all male. Credit should be given to the cleaning supervisor who has done a good in supervising his workers. There are a total of six cleaners at Prima. For them to keep Prima clean is no easy task. I guess the management has engaged the right cleaning contractor.
This is something good about having this JMB. The owners are given the rights to make decisions whether it is for good or bad. As for Prima, some decisions are good and some are not wise. Like retaining the security company is a good one but replacing the lift contractor is definitely a no no. Opening up the glass doors at level three without repairing the doors at car park is definitely a bad decision. We cannot afford to compromise on security.
To date, we have yet to hear anything from the JMC. I don't know when they are going to meet the owners to brief them on what is happening at Prima. Maybe , they are not prepared to do so at the moment. The owners need to be informed and consulted before they format any rules and regulations which may affect the owners. You cannot operate like the JMC is the only owner of Prima.
