Security services
One day , I was at Plaza Prima and I noticed that the UOA guards had been replaced with those guards in the white uniforms. I also noticed that the company that provides the services were at one one time providing security services to Genting Court. I also remembered that their services were terminated by the Genting management due to unsatisfactory services. Since Plaza Prima and Prima Setapak are under the same management, I would not be surprised if the same security company will be appointed to take over the security services at Prima. I feel that it would be suicidal to do so. This particular security company will bring about endless problems to Prima. Most of the guards who are employed are dropouts who cannot find better jobs. They will not stay for long because the salaries paid are low. Their guards sleep while on duty. Their guards misbehave. They are incapable of enforcing the rules at Prima. The company concerned does not have the license to run security services. They pay 10% kickback to lease the license from the main company. The only reason why the company is engaged is because their cost is low. As I have said when you pay peanuts, you will get monkeys.
I took the initiative to call one of the committee member whose phone number is displayed on the notice board just to share my views with him since he is an influential member in the committee. To my surprise, he refused to take my call . He still had a grudge against me for the implementation of the card access. The only reason why their phone numbers being put up on the boards are to enable the residents to call them to offer their views or to lodge any complaints. I am a resident here so I have the right to make the call. If they do not wish to be disturbed, their numbers should be deleted should they think that is the better way of serving the residents of Prima. He should be matured enough to look at things with an open mind. I called with good intention. He may think I still harbour the ambition of making a comeback. To me, the past is history now. I am like everyone else wants Prima to be a well managed condo. We should put our differences behind and look to the future. How long do they want to keep the issue on the card access alive????? If I want to take a confrontation stand , I would have come out with all kinds of notices. I have the time and energy to do it but I feel that nobody will gain anything. Prima would only suffer. I am not here to find fault with them. They have been legally appointed and entrusted by the owners to serve Prima voluntarily.
Before Reliance Touch Sdn Bhd and the JMC make the decision to replace the current security company, they should carry out a proper evaluation of the existing security company. The committee members should go down to the ground and observe how they perform their duty. Make a comparison with the security services provided at Plaza Prima. Selecting a good security company is a big headache for any condos. Cost is not the main criteria for choosing the right security companay.
The Nepalnese guards at Prima may not be able communicate well but at least they are more dedicated to their jobs because that is only reason why they are here. They have no where else to go. Another advantage of retaining the guards is that these Nepal guards are already familiar with the security house rules at Prima. They are aslo familiar with the residents here. New guards need to start all over again. Furthermore, they have already acquired a little of the working culture from the UOA guards. You will not catch them sleeping while on duty. Their cost may be a few thousands higher but then we cannot afford to comprise on security. We cannot simply cut cost at the expense of quality or else the services shall deteriorate at Prima. With a revenue of about RM 90 000 a month, I am sure we can afford to retain the present guards unless the JMC decides to change due to some other reasons.
As it is, with the broken doors at the car park and the glass doors at level 3 being deactivated, our security has already being comprised. The JMC is able to accept it but I don't. Anyway , it is beyond my control now. The JMC calls the shot. My task now is to offer my views when things are not right. I am just exercising my right as an owner. I am not looking for anyone' s fault.

I'm reading your comments periodically and really appreciate your constructive suggestions . I hope the new committe member will be more obeservance with all aspects concerning our well being .

the new committe are just doing some work that benefits them only, ex like increasing the acsess card given to each unit from 4(if i'm not mistaken) to 8...the reason those units being rented out will benefit...its ok if they were to look into others matters too...lighting in level 1A is bad..i complaint to the maintenance office in feb 08...followed up on march 08....reason given by "the stupid man in charge named gary" sound so stupid...he is here juz to collect money...what ever notice u see on the notice board is saying topay the maintenance fee regularly so that service can be provided...what kind of f**king service are they providing...now already almost mid july...already 5 months already...level 1A still dark...the new committe whom really wanted to get control of the prima setapak maintenance are sleeping...all ah peks and ah soh in the committe are juz trying to suck something from somewhere...looks like they can do wutever they like ...ex opening the level 3 door...what a stupid decision...wut can be done..stupid chairman not from block a...if he stays in block a then he knows...what to do....
I follow these matters of interest. Wonder if anyone has seen the financial statements of RELIANCE TOUCH SDN BHD which shall manage Prima.
There is lack of info on Reliance Touch. I called Telekom and looked up yellow pages but could not get its telephone number.
Credit checking also do not list its financial results. Reliance Touch with Company No 714082H is incorporated on 27 October 2005
For transparensy sake and accountability sake Reliance Touch should display a budget on the expenditure reguired to manage Prima. Right now, we do not know what we are paying for. There is no meeting with the residents. Everything is done in a hush hush manner. The JmC should be more transparent. How is this management company appointed? Is it done under private negotiation? Any open tender called? How much we are paying them? Did the committee members declare their interests? What is the company's track record? Who are the signatories to our banking accounts?
The owners have the rights to know because we are the paymasters.Everthing is so quiet at Prima. Sometimes I wonder whether I sould pay or don't. We want some answers ans so far none is forthcoming.
RELIANCE TOUCH SDN BHD was incorporated in 2005, meaning it has only 2 years experience in managing a condo. The JMC is taking a big risk by app this company. No wonder the STAFF REMAIN THE SAME. I guess the only reason the com was app because the cost is low. Low cost doesn't mean it's good. we may have compromised on quality. I am not going any changes at prima in the near future- no improvement with dirty lif lobbies, car parks, level 3, swimming pool lightings, poor lightings at car park and no new coat of paint at the lift lobbies.
Hope the JMC will monitor the com closely unless they are sleeping on their assess. Good luck to JMB, JMC and Prima.
