Dialogue session with the residents

I wonder why I am not getting any comments for what I posted on the my blogs. Maybe, the owners are not my visiting my blogs anymore. It does not matter to me but I shall continue to post something every month. In my previous blogs, I posted the audited accounts for the year 2005 and 2006. If the residents care to study the accounts carefully, I would have expected them to scream but surprisingly, nobody made a fuss out of it.

The account for 2005 shows a deficit of more than RM 300 000 meaning that we were spending RM 30 000 more than we earn every month. Any company that does that would have gone bankcrupt by now but Dats Management is still going strong. The cash balance in the bank still shows a surplus of more than a million inclusive of the sinking fund. I don't really know whther our financial situation is still healthy or not. We need and accountant to look into it. The management increased our maintenance fee by 2 sen per sq feet in 2006. With the increase in revenue, I expected the audited acc for the year 2006 to show a surplus but to my horror, the acc still showed a deficit of more than RM 22 000. We did a study on the account thoroughly. We discovered that the mangement had increased its management fee from RM 9 000 to RM 17 500 in 2006. They had also increased our cost of security services to RM 32 000 in 2006 from RM 20 000 in 2003. No wonder we suffered a deficit every year. The chairman is very angry, I am angry and all the committee members are angry too.

We are bringing these issues to the attention of the housing ministry in our meeting with them on the 13th December. We want answers to our queries. We shall not let the developer got off so easily. They have a lot of explanations to do .

We are also holding a dialogue session this coming Sunday ( 9th December 2007 ) to brief the residents on the formation of Prima Setapak Joint Mnagement Body. It is very very important for all the owners to attent this dialogue session because they need to understand what this Joint Management Body is. To be brief, the setting up of the Joint management Body allows us to be the masters of our own properties. I had mentioned it in my previous blog. It is a reality now.. The Joint Management Body allows us to decide on how our properties should be managed,

hello mr see,

i think one of the reasons why comments are dried out is due to the reason that not much improvements have been announced since the new chairman took over ... maybe the new chairman thinks no news is good news ... you said the new chairman DO NOT visit this blog, so any comment or complaints could fall on dead ear as i do not think you as the deputy could do anything to pull his nose to move, can you?

now that you've highlighted this deficit thing, what will the association do regarding it? having another meeting and cry foul won't bring us to anywhere ... we need to hit where it hurt the most - their pockets ...

so can the new chairman suggest something instead of announcing how angry he was - the same way abdullah badawi said he was furious because "hindraf" is making a world rally to highlight the marginalization of indians ...

hence, please wake up and not sleep the same way as the premier, will you (all the members of association especially the chairman since he promised the sky during the vote-fishing before he was elected) ...

when can we make our own decision on the management? DATS are as parasite as UOA, period ... and try not to defend them as being one of the best management in town ... they're not doing anything except collecting fees, at least that's what i see ...

leverage on the coming general election ... bark at the MP for this area to do something about it ... MCA has been sleeping since and it's time to twist their arms to deliver something to prima setapak residents ...

As a Residents Association, our hands are tied. As I had said many times, we only serve as a watchdog for our properties. Anyone who leads the R.A. will face the same problems as the chairman. Letters written to the developer do not get any replies, calls made to them will send you on a wild goose chase. I was a chairman so I know better.
Anyway, things should get better with the setting up of this JMB. The owners themselves are going to manage their own properties. They decide on the rules, the amount of fees to be paid and the most inportant thing is that the management agent appointed has to be owners friendly simply because they are the paymasters.

I always believe that, owners will only be happy if their properties are managed with transparency and accountability. No personal interest, no conflict of interest and no kickbacks.

so it's time to move forward instead of being hand-tied right? i do not think the association can do anything though at this moment except "bark" at the developer but for how long?

get the so-called wakil rakyat or whoever that wants the votes in the coming general election to "work" on it ... this is the only time the politician will "listen" to rakyat ... miss the opportunity and you've to wait another 4-5 years ...

if even the politician/govn couldn't move the developer, then do you think the "barking" role of the association is of any use? don't get me wrong, i'm not against the association ... it's the whole process that's pathetic ...

it's up to the chairman (or whoever concerned) and the members to put on the struggle ... it's time to walk the talk and not merely talk ...

Fred, you can rest assured that we are doing something now. The meeting at the housing ministry was set up by YB Yew Teong Look, a member of parliment for Wangsa Maju with the connection of our chairman.

As I had mentioned in my blog, the setting up of JMB is already a reality. The developer is already making preparations to do that. All the owners will be notified by Kumpulan Sejahtera Sdn Bhd, the developer responsible for the setting up of JMB. The due date for the formation of JMB is April 2008. The developer shall convene the first meeting to elect the committee members for the Joint Management Committee. We had waited for years for this to happen, a few months more is still worth waiting.

Why thankMr See. What was he doing when he was a chairman. Always sit back and talk on the developer side. see whatour new chairman can do.At least the Housing Ministry is doing something. Hei,the new chairman need time to sweep Mr See'sBIG SHIT
