The lease on our properties
The lease on our properties which is supposed to expire in the year 2079 has been extended to 2104. This is indeed the best present for the owners of Prima Setapak. Another good news is that we need to pay only a sum of RM307.75 which is much more less than the figure estimated by the developer. The extension on the lease brings about many effects on our properties. For one, it will definitely increase the value of our properties and it also makes it so much easier for the owners to refinance their properties should the need arises. A job well done by the developer.

great news indeed, so what's next? how are we suppose to pay the RM307.75? ... is this a one-time off amount or an annual fees we've to pay? ... is the whole thing official or it's just a hearsay?

Definitely this is a one time off payment and I think you have to make your payment at the UOA office. You need to trust UOA. They are not fly by night company.

i've received the letter from DATS on the payment with the dead-line 8-Oct being the last day for payment ....
what disturbs me was the statement within the letter that says the management will not be held responsible if the late payment affect the 2104 extension ...
however it fell short of saying what will happen to the RM307.75 paid should the above occurs ...
will our RM307.75 get forfeited and at the same time the extension aborted? if yes, how sure are we that the late payment was genuine and not done on purpose (RM307x700 units are alot of money)?
anyone care to advise?

The letter is from Kumpulan Sejahtera and not from Dats management . Payment must be made direct to them . I'm not too happy with the tight deadline on making the payment , only about 2 weeks from the date of the letter .Not everyone has current account and cheque book . If one want to pay by cash , we can't pay at 3rd flr office but have to go all the way to UOA !
What I did was to transfer online and fax them the document as proof
Anyway , 3rd flr office willing to collect your cheques on their behalf , they only act as "middleman"
sorry, my mistake ... it was from kumpulan sejahtera alright ... but still just like what anonymous said, the payment method is too troublesome ...
maybe kumpulan sejahtera can send their representative to 3rd floor (i'm sure DATS can spare a chair and a table) to do the collection ...
but still what happen to the clause that kumpulan sejahtera is not liable for any late payment & submission which could result in the extension being aborted? will we get our money back then?
the economy is not that good and RM307 can be put to better used than into dustbin ...

ok everyone ... this is what i got when i made queries to kumpulan sejahtera ...
if you can't pay by cheque, you can transfer money to their CIMB bank account : 141-700-157-34058 (make sure the recipient is kumpulan sejahtera when you transfer it) ...
then you can fax the slip to their office (fax no: 03-2163 8091) ...
now BEFORE you rush to the bank to do that, please note that based on my conversation with kumpulan sejahtera today:
1) there's no guarantee that by submitting the RM307.75, the extension is secured ... meaning it could be withdrawn ...
2) kumpulan sejahtera stated in the letter that they shall not be liable if the approval of the extension of lease is withdrawn due to any delay or non-payment of the premium by any of the purchasers ... when i asked, kumpulan sejahtera "COULD NOT" give an answer as to the fate of RM307.75 should the above happen ... whether the RM307.75 will be forfeited or refund back to us, nobody knows ...
kumpulan sejahtera only said they'll make an announcement on such scenario (item 2 above) later ... but the problem here is, the deadline is still 8th Oct 2007, that's next Monday dude ... so like what shakespere said ...
"Shall we or shall we NOT remit the RM307.75 now?"
hope to hear some wise answer from someone here ... maybe the chairman or deputy chairman can help to clarify ...

I think the penalty imposed is only a threat which may encourage the owners to pay up faster. Kumpulan Sejahtera should be in the position to pay in advance. They would not wait for the full payments from the owners knowing that there is no escape for the owners because before you are allowed to collect your titles you have to settle all your oustandings.
