Audited Accounts for Prima Setapak Condo.
The audited account for 2005 was out. It was put up on the notice board at the management office. We were unable to get a copy of it and I was told that we have to make a formal reguest for a copy. If you are an owner, you should take some time off to study it. From the account, you can easily tell whether your condo will continue to be well maintained in the future or will there be a need to raise the maintenance fees. I am not an accountant so I am not in the position to make any comments pertaining to the accounts. From the layman's point of view, the final figures shows that our account is quite healthy. More than RM 822 673 is placed as fixed deposit in a financial institution . This fixed deposit should be our sinking fund contributed by all the owners. The cash surplus shows that there is more than RM 250 405 in the bank account. I shall try to post some figures on the blog. I don't know whether it will turn out right or not. You need some imagination to get the right figure

This is my best effort to present the accounts in the blog. You need to strain your eyes a little bit to figure out which figure is linked to which item. For example, Dats Management Sdn Bhd charges us RM 144 000 a year for its management fee. That works out to be about RM12 000 a month. Our biggest expenditure is security. The security services provided cost us about RM 341 050 a year and it is about RM 30 000 every month.
After my outburst over some vulgar comments, I had not received a single comment. I had disabled the comment moderation feature in the blog. As I have said, I welcome any comments as long as it is related to the topics that I post. No character assassination and no vulgar words used.
The residents do not seem to have any comments over the new security guards. I do not have confidence in the night guards. The turnover rate for the night guards is very high The company does not seem to be able to get the night guards to stay. According to Mr Robert, they do not have any intention to pull out the UOA guards. The UOA guards will be here until the new security company is ready to take over. I sometimes do go to the guardhouse to talk to the persons in charge. I told them they need to pay more attention to the CCTV instead of busy dealing with those visitors who come in by car. I also told them to use the whistles more often. If they do that they can perform better than the UOA guards.
We had a committee meeting last night. We are going to hold a function to celebrate the Moon Cake festival on Saturday, 29th Sept at 7.00 p.m. The function will be held at the multi-purpose
hall.

not that we don't ahve any comments/complaints on the security guards but because most of our complaints (at least mine) fall into deaf ears ...
i believe i've complaint about the security guard in this blog - the one about how the myanmar (i though he was) guards couldn't understand a single word i said to him previously ...
i also wrote to UOA myself, knowing the DATS are as hopeless as before since their job is mainly to collect fees, ... but it appears UOA also play tai-chi and never respond to my email ...
so, may we know what had the new chairman did to solve some of the problems highlighted in this blog? did he read this blog? or did you, mr see, enlightened him of the existence of this blog or the problems we're facing ...

I always saw those new guards smoke in guard house. Are they allow to smoke when on duty ?
Last time occasionally saw UOA guard patrolling from floor to floor. After the new guard taken over, I never see any of the new guard pass by in front of my house.
Do we have any way to reject these outsource guard and re-stall UOA in-house guard ? Mr.See, I believe it is the RA's new challenge to liaise with Dats to reject the outsource guard service. If they are short of in-house guard, why there is no outsource guard in Plaza Prima and Jalan Pinang UOA building ? Are we the only property under Dats manage accept outsource guard ?
Any news on break-in after the card access and CCTV system ?
To date , there had not been any break-ins at Prima but we still need to be vigilant. We would not know when these smart burglars would strike. As I had said in my earlier blog, the access card security system serves as a detterent and may help to minimize the number of break-ins. Dats management had made a decision to outsource the security services. There is nothing much we can do. They may be in the process of handing over the management to the owners. This is the hint that they may be pulling out.
Developers are kings as long as we are not in control. Even complaints from the R.A. will fall into deaf ears. We had written a letter to UOA asking for the auditted accounts and the setting up of JMB. We did not receive any reply at all although it is a courtesy on their part to reply. I had mentioned in my earlier blog, this is my blog. I am just trying to write something about what is happening at prima since I may be the one to have the first hand info. As for the chairman, I don't think he reads my blog. He is chinese educated. He is the chairman, he should know more than me. This is the last I shall talk about the chairman. I do not wish to provoke some owners who may interprete what I said wrongly. and start to
ya, I don't like these new guards, the old one alot better.
1) I never saw the new guard patrol during midnight hours. I usually come out during midnight, so I know.
2) I caught them sleeping at 3 to 5 am for 2 times. So I scold them - roughly and loudly. How do they know if someone bring a knife into our condo if they sleep ?
3) I never recognize them - seems always changing people.
Please scold them if you saw something unusual. It's we resident to help keep this environment safe and also to put pressure on our new guards. At least for now.
But for long term - changing guards is a must.
