The Joint Management Committee ( JMC )
Abdullah Badawi had announced his line up in the cabinet but here at Prima, we stil do not know who the office bearers are in the committee . I presumed that Mr Chan will be appointed as the chairman since he commanded the most number of votes during the election but what about the rest. Who is the vice-chairman? Who are the secretary and the treasurer? I have no contact with any of the committee members. Therefore, I am just like you relying on the notice board to keep me posted.
The least the secretary can do is to come out with the committee list with their tel numbers and paste them on all the notice boards. I am sure by now they would have held a couple of committee meetings. I also wish to presume that the minutes of the meetings are available unless someone was not doing his homework or maybe they decide to do away with the minutes. As transparency and accountability is one of their manifestoes, the ownners should be kept informed of what is happening at Prima. Minutes of the committee meetings should be displayed on the notice boards. From the minutes, we would know the committee members who do not attend committee meetings and those who are there merely to make up the numbers.
It is important for the JMC to keep the owners posted during this transition period in particular on issues pertaining to our management accounts and the sinking fund, any hiccups during the handover, the quantum of our maintenance fee to be paid and the appointment of management agent. Another issue which I am keen to know is the the issue on the cost of the card access which ' he ' had pursued relentlessly and deligently to keep the issue alive. He had told the residents that it could be done for RM 150 000 implicating that the developer had conveniently and deliberately increased the cost with the blessing of the ex- chairman. I wish to know the outcome of his pursuit. The matter arising should be in the minutes of the meeting ( assume that it has been held ) between the developer and representative of the JMB.
To be transparent and accountable, the minutes should be displayed on the notice boards for all to see. They have to uphold the five manifestoes which I will not forget. Right now, the notice boards are still empty. Nobody knows what is happening at Prima. Perhaps , some owners may be fortunate enough to have a little info on what is happening and may be kind enough to keep us posted by commenting in my blog.

i saw a list of JMB comittee on the notice board at block A. Only that, nothing about the minutes of meeting and etc. When a TOM is elected with DICK and HARRY, with none of them no what,when,how,where,etc to do... what can you,me and the other resident expect. I'm just waiting to see what happens next....if they don't uphold their manifesto...either a police report or contacting the relevant authority i think is the best... WAIT AND SEE....
hmmm, it's fishy ... could it be the chairman was "uplifted" by the UOA to prevent true-concerned prima setapak owners who asking too much?
it happened elsewhere whereby somebody was appointed as developer's crony or hidden representative ...

you may be right fred...absolutely...UOA would want to control everything...when a YES man was "uplifted" by them....90% of their concern about the "asking too much owners" of Prima Setapak are already being stuffed their mouth..so cant make noise any more...10% is juz to order the "chairman" to follow their instruction....we are considered death already....for how long???? until next comittee election....when??? i don't know...
i do not think the chairman is a yes man or a crony of the developer. the fact that his english is not good may hamper his ability to negotiate with the developer on issues which have to do with the accounts. he can't go in like a kungfu fighter banging tables and threaten the developer by banging table. Give him a chance to perform just like we give a chance to DAP and PKR to do so. he may live up to your expectations.
i sure hope the chairman is not another crony "promoted" by the developer ... his handicap in "english" also should not prevent him from performs, if he really can in the first place ...
but seriously he needs to do something about reaching to the residents and hiding under the excuse that he couldn't speak english is just plainly ridiculous ...
the "perception" now is: he's doing nothing!!! can someone tell the chairman to update us on any pending issues that the developer owes us? as a start, what's the status of the so-called "too expensive" security access door that he was championing many moons ago? managed to get some "refunds" from the developer? or he was speechless being bombarded by the developer's snaky lawyer?
if the chairman requires, get someone who's qualified from the association to accompany him during any "negotiation(s)" with the developer ... no need to be shy ...

i personnaly informed mr gary and also wrote in the book in the maintenance office regarding the lighting problem at level 1A carp park...he mentioned that they dont have stock of lights available...then what the hag we are paying the maintenance fee for????? i juz dont understand...i think it has been more than 1 months...i'll see him again and tell him to f**k off he he gives me the same answer.....
things are so bad, ah! they don't even have the money to buy lights. my only guess is that the maintenance company engaged is not efficient enough. most of the maintenance companies are light that. their main objectives are to make money. this is where the JMB should come in to keep them on their toes.
