Things seem to be breaking down at Prima. The swimming pool is closed. The water is greenish at the moment. The condition at the gym is in a pathetic state. Only one multi training station is working at the moment. The training bikes and the treadmills had broken down. I am really concerned over the current situation. I made some inquiries from the management office. I was told that the filters for the swimming pool need to be serviced. As for the gym, I was told that they are looking into the matter. I was also told that the personnel at the site office had submitted a report to the head office and they are awaiting decisions to be made.
This is what I call bad maintenance. The only reason why no action was taken was these people at the head office are sitting on the reports. They are not unduly concerned over what is happening at Prima because they are not the residents there. It seems that Prima is not getting the necessary attention from the right people. I don't know whether the management is aware or not that bad maintenance will affect the collection of maintenance fees . Owners are discouraged from paying maintenance fees simply because why should they pay for something that are not available. One thing will lead to another. Shortage of fund as a result of failure in collecting the maintenance fees will eventually lead to cutting down of services. This chain reaction will definitely bring down the value of our properties. Hopefully, the above scenario will not happen to Prima.
I have written a strong worded letter to the COO of Dats Management. Hopefully, he can resolve the problems that we are facing. I am really looking forward to the implementation of the Building and the Common Properties Act which will allow us to set a JMC ( Joint Management Committee ) to manage our own properties. I will definitely follow up on the above matters.

i think sometime you can't be the nice guy forever with the forever statement "we can't be too harsh with the management because confrontation will not help anyone ... we need to talk nicely to the management, blah blah blah" ...
you can only do so much - and that applies to the "talking" with DATS management ... when things is not moving, it's time to get tough ... do you think by giving a call and follow-up with a "firm" letter to UOA HQ (cc to whatever dept you can get hold of especially marketing dept) will do the trick?
DATS was selected by UOA and if DATS is not doing their job, UOA needs to be informed ... DATS has the responsibility to chase UOA and not just sit on their fat butt collecting fees and paint a rosy picture to UOA that they've done a good job and the story ends ...
there're times when DATS & UOA are not in sync - both telling you different stories ... the water crisis last year was a good example ... what do you think UOA scare the most? bad publicity of course and i think locall press would love to hear bad things about irresponsible developers ...
i'm not suggesting a hard way to play the game ... given a choice no one is so free to pick up a fight ... but enough is enough - we pay maintenance fee on time but what do we get in return? greenish swimming pool and nice looking but broken gym equipments? aren't we feel ashame to even tell or invite our friends here for a visit?
sometime we need to start become the bad-guy and not wear the mask of a mr nice-guy jackie chan ... we're not here for best actor grammy award ... we want to enjoy what we've paid for ... remember the slogan for NIKE? JUST DO IT ...

The water tap in the shower room was broken , since a year ago .
I've mentioned this before and until now still not changed . It really hurt the hand when you turn on the water , let alone if your hand is soapy !
yeah, and this even bring the value of Prima Setapak down. We buy this property in Prima Setapak, not just for staying only, but also for investment too.
Bad maintenance will really bing down the value. We really need to do something.
